Method of Sale for Residential Properties:

The two popular way of selling the residential properties are Private Treaty and Auction. Based on the market research and data collected of the vendors property, Bonding realestate will recommends best possible option to sale the property which can exceed the best outcome the vendors.
 
Private Treaty: A private treaty campaign runs for an indefinite period and sees the home offered ‘For Sale’ at a set and published price, effectively telling the market the ‘wish price’ of the seller.

As a private treaty sale open homes are generally held twice a week and private inspection can be booked. Once the inspection is done if buyers are interested on the property, they will ‘submit offers’ during a campaign. Offers can be countered and negotiated by the seller. If buyer interest is low or offers are not forthcoming the selling price can be reviewed. When an acceptable offer is received and negotiated the home is sold. The marketing campaign for a Private Treaty can be costlier than Auction campaign. 

Auction: Auction is the preferred method of selling premium homes which has exceptional internal and external features. Depends on the market and property features this method of sale is recommended to the vendor for best possible outcome.
Through a high profile campaign, a well-planned Auction creates competition between buyers and sees them compete to deliver the highest possible market within a defined campaign period. Competition can often see the home sells for more than the vendors’ reserve price. The buyers of the property must have 10% deposit ready on the day of the Auction as the contract get exchanged on the same day without the cooling off period.
